Choosing a REALTOR®

As a seller, your relationship with a REALTOR® is vital so meet with several before making a final decision. A good place to start is right in your neighbourhood. Check FOR SALE signs to see which REALTORS® are doing business in your area. Ask them about their track record, their knowledge of neighbourhood selling prices and other reasons why you should list with them. Choose a REALTOR® you feel comfortable with; one who will handle the sale of your home as if it were his or her own.

What to Expect

Your REALTOR® will help you understand the selling process. He or she will provide you with a full explanation of what to expect so you are not faced with any surprises along the way.

Getting to know you

One of the first things your REALTOR® will ask is, why are you selling your house? Your REALTOR® will also explore any time constraints you may have, your financial situation and any future plans. It’s all part of getting to know you so the sale will be handled to your complete satisfaction.

Setting the Price

Arriving at an accurate estimate of value for your home is one of your REALTORS® prime tasks. It involves analyzing your home and comparing it to other, similar houses for sale or recently sold in the neighbourhood. It may also include a broader market survey, using sales statistics available only to qualified REALTORS®. In the end, you will be sure the price you set reflects the true value of your home under current market conditions.

  • Home Evaluation Service

    A professional home evaluation will determine the current value of your home, helping you make an informed decision. Don’t be fooled by Agents offering a free home evaluation, this is typically a gimmick that Agents use to get into your home and to convince you to list your property with them. When was the last time you received anything from a stranger for free? An accurate home evaluation also referred to as a Comparative Market Analysis (CMA) can take hours to execute and should be thoroughly explained and backed up by a knowledgeable, full time and experienced Realtor.

    Why would anyone do this for free? Remember the old saying, “you get what you pay for”.

    My suggested contribution by you for a Comparative Market Analysis is: properties valued at under $500,000 are $50.00 and $100.00 for properties valued at over $500,000.

    All contributions collected are donated in your name to The Children’s Miracle Network with a tax receipt provided to you.

Buying

Important Elements of an Offer Explained

There are primarily 6 key components of an offer. They are:

Price

Depending on the local market conditions and additional information provided by me, the price you offer may be different from the seller’s asking price. We review each property on a case by case basis so that you’re well informed when deciding on the offer price.

Deposit

Your deposit shows good faith and will be applied against the purchase of the home when the sale closes. A 5% deposit is usually acceptable and will need to be either a certified cheque or bank draft.

Terms

Includes the total price offered and any financing details. On some occassions a Seller will be willing to take back a mortgage. We can also handle this aspect of the negotiation.

Conditions

These might include “subject to home inspection”, “subject to you obtaining financing”, or “subject to you selling your property”. Again, we’ll look at the issue of conditions on a case by case basis to put you in the most favourable position with the Seller while minimizing your risk and exposure.

Inclusions and Exclusions

These might include appliances and certain fixtures or decorative items, such as window coverings or mirrors. These items would remain in the house or excluded if the Seller wishes to take them.

Closing or Possession Date

Generally, the day the title of the property is legally transferred and the transaction of funds finalized. The closing date can also be used a negotiation tool. We will review this item on a case by case basis.
